Which symptom matches your garage door?

From a loud bang to a blinking opener light, each page ranks the likely causes, lists the checks that are safe to make yourself, and names the repair with its starting price.

Garage door made a loud bang

A loud bang from the garage, followed by a door the opener cannot lift, usually means a torsion spring broke.

from $245parts and labor

Garage door crooked or off its track

A garage door hanging crooked usually has one lift cable that snapped or slipped off its drum, so one corner lost its support.

from $175parts and labor

Garage door will not open

A garage door that won't open most often has a broken torsion spring, and that calls for a spring repair, not a reset.

from $245parts and labor

Garage door will not close

A garage door that will not close is usually seeing a blocked or misaligned photo eye near the floor, often a two-minute fix.

from $125parts and labor

Garage door opens by itself

A garage door that opens on its own is getting a signal it believes, most often from a remote pressed in a pocket or car, a shorted wall button, or a keypad with rain inside.

from $155parts and labor

Garage door opener light blinking

When the opener light flashes and the door refuses to close, the photo eyes are the usual cause: LiftMaster and Chamberlain openers flash their main lights 10 times for a sensor fault.

What does the rest of the door cost to fix?

These six run from a spring conversion to a full tune-up, and each starts at the figure in the last column, with sales tax still to come.

Where these repairs start, parts and labor included
RepairWhat the price coversFrom
Extension to torsion conversion, on the full price list Side springs and pulleys removed; a torsion shaft, spring, drums, bearing plates and new lift cables fitted to a standard one car door. Heavy doors and low headroom setups cost more. $495
Door back on its track, on the full price list The door is clamped and supported, rollers guided back in, track set plumb and fastened, then run through full cycles. A kinked track section or a snapped cable is a separate line. $175
Full roller set, nylon, on the full price list Every roller on a standard seven foot door swapped for sealed bearing nylon, with hinges checked as each one comes off. A cracked hinge or bent bracket is added per piece. $195
Opener repair, on the full price list Fault traced and fixed when it is a setting or a small part: travel limits, force, wall control, low voltage wiring or the trolley. A gear kit or logic board is quoted by model first. $155
Chain drive opener, installed, on the full price list A chain drive unit hung on its rail with photo eyes, a wall control and a remote, set to your door and tested; the old opener leaves with us. Belt and wall mount units are higher tiers. $545
Tune up and safety check, on the full price list Moving parts oiled, loose bolts snugged, spring balance and reversing checked, opener travel and force set, and a written list of anything wearing. Parts are extra. $135

How a repair goes, from first text to final test

There are four steps, and the price is settled in the second one, before anyone comes out.

  1. Tell us or show us

Call, text or use the quote form. One wide picture of the door plus a close one of the spring or a bottom corner usually shows which part failed.

  2. Hear the price first

We name the repair that fits and its posted starting price, and point out anything on your door that could move it, before a time is booked.

  3. We fix the part that failed

At the door we confirm the cause, show you the broken part, and fit a replacement sized to your door.

  4. A balance check and a safety test

We check that the door holds halfway with the opener disconnected, run the reversing test, and try the remote and wall button with you.

What stays the same on every job

Three habits hold from the first message to the invoice, whatever part failed.

  • Prices posted firstEvery repair on the site shows where it starts, part and labor together, and the bill lists sales tax separately.
  • Same day in most casesReach us during the posted hours and a visit later that day can usually be arranged.
  • A price from a photoText a picture of the spring, the cable or the opener label, and the reply names the repair and where its price starts.

What to know before you call

What should I look at on my garage door before I call?

Look at three spots from a few steps back: the coil above the opening, the cable at each bottom corner, and the rollers in both tracks. Keep your hands off all three, because the spring and cables are under tension. A split coil, a slack cable or a roller out of its track tells us most of what we need to know.

How does texting a photo of my garage door get me a price?

Text two pictures to the number on this page, and the reply tells you which repair fits and where its posted price starts. Take one of the full door from inside, and one up close of the spring above the opening, a bottom corner or the opener label. If something a photo cannot show could change the price, the reply says so.

Will you repair a garage door that another company installed?

Yes, and who hung the door makes no difference to the repair. Springs, cables and track are matched to the door itself, so we measure what is there and size the new parts to it. That covers builder-installed doors on newer Clark County homes and doors hung decades ago. If an earlier repair left a spring that does not suit the door, we show you before changing it.

Do you fix every brand of garage door and opener?

Yes, we repair doors and openers from any maker, from LiftMaster, Genie and Chamberlain to Clopay, Northwest Door and openers that are no longer made. We are tied to no maker, so our advice is about the part that failed rather than a product line. Each brand page explains how to find your model on the label and what tends to wear out first.

Want a price before anyone drives over?

Call and describe what the door is doing, or text a photo of the door and the spring above it. You hear the likely repair and where its price starts, then decide.
