Bagley Downs garage doors for homeowners, renters and the landlords who book

We repair garage doors throughout Bagley Downs in Vancouver, Washington, where 2000s townhome rows and 1980s and 1990s apartment complexes now fill a wartime housing site. Worn builder springs and openers on townhome doors come first, and landlords approve many of the repairs.

Houses and garage doors in Bagley Downs

Bagley Downs is mostly apartment complexes and townhome rows now: the 2020 Census counted 2,972 housing units between Burnt Bridge Creek and NE Andresen Road, from Fourth Plain Boulevard north to SR 500, the bounds its 1998 action plan drew.

Survey estimates place about 62 percent of those units in apartment buildings with at least five units, only about 17 percent in detached houses, and owner occupancy near 15 percent. A garage door here often belongs to a landlord, a property manager or a townhome association rather than to the person who parks behind it.

The county assessor counts 563 house parcels, records 343 as two-story homes and dates their median to 2002, the years of Stonewall Townhomes and Parkview Village (2002), Cottage Home Estates (2005) and Brentwood Manor (2008). Those doors and openers went in as builder packages, and wherever the original springs still hang on a 2002 door, they have been lifting it for over twenty years.

The garages in Bagley Downs

Bagley Downs townhome rows put one attached garage door per unit on the street side, and where one door model runs the length of a row, those doors age together.

Their springs, rollers and opener gears wear out within a few years of each other, so the first broken spring on a row is fair warning for the rest. Apartment complexes are owner work, with the call coming from a manager, and the 1998 plan pointed to shared-wall, owner-occupied projects on Plomondon Street and 64th Avenue.

Common repairs in Bagley Downs

Builder hardware from the 2000s, association rows and landlord-owned doors shape the Bagley Downs calls, and these five services answer them.

Spring replacement in Bagley Downs

Townhome doors hung between 2002 and 2008 came with builder springs sized for that exact door, and when one breaks its partner has carried the door just as many times. We replace the pair, take the wire gauge, the inside diameter and the length from the old springs, match the winding direction on each side, and balance the door with the opener disconnected.

Opener repair in Bagley Downs

A builder opener that has run since the mid 2000s can strip its drive gear, lose a logic board to a power surge or drift out of line at the photo eyes. We find the failed part and say plainly whether a repair or a new unit makes more sense for a door the owner may sell or rent out.

Panel replacement in Bagley Downs

On a row of identical townhome doors, one dented bottom section stands out, and an association may want its replacement to match the rest. We photograph the door label and the embossing, order the section while the maker still lists it, and tell the owner early if a match is no longer available.

Commercial and hoa garage door service in Bagley Downs

Condominium plats such as Hampton Downs, Meadowglen, Millbrook and Cascade Crest stand beside the apartment complexes, and many of those garage doors answer to a board or a manager. We quote whoever approves the work, keep a line for every door by building and unit, and book visits around the residents.

Safety sensor repair in Bagley Downs

Short townhome driveways put bins, bikes and strollers right at the door, and an eye knocked off its aim makes the door reverse or refuse to close. We set the eyes back on aim or replace them, check the low-voltage wire along the jamb, and test the auto-reverse before we leave.

Reaching Bagley Downs

The city places Bagley Downs midway between I-5 and I-205 on the Fourth Plain corridor, with SR 500 along its north edge and an interchange at NE Andresen Road.

The right-in, right-out ramps at Falk Road and Stapleton Road give a second way off SR 500. Inside, we work from Falk Road, NE Stapleton Road, Plomondon Street, Nicholson Road, General Anderson Avenue and NE 57th, 62nd and 66th Avenues. Where a complex or a townhome row sits on a private drive, send the building letter or unit number, plus any gate code, along with your photo.

New to Bagley Downs?

The Bagley Downs wartime housing project opened on September 1, 1943, with 2,100 units for nearly 8,400 people; it stopped serving as public housing in the late 1940s and became a subdivision in 1951.

The 1998 action plan says the Ernst family, on George B. Ernst's donation land claim, built the Falk House at 3204 Falk Road in the early 1860s.

Clark County's fairgrounds opened east of Falk Road in 1914, and from 1920 the grounds were Bagley Park, with horse, dog, auto and motorcycle races, according to the same plan.

The plan also recalls a couple of large dairies and a fox fur farm east of Stapleton Road, and a streetcar line along Nicholson Road that ran east to Proebstel.

By the city's list, Eleanor Roosevelt Elementary, the Jim Parsley Community Center and its Boys and Girls Club, Bagley Park with its lighted softball fields beside a wetland, and The Downs Neighborhood Park all sit inside Bagley Downs.

Questions from Bagley Downs homeowners

Which Bagley Downs streets, complexes and townhome rows do you cover?

All of Bagley Downs is on our routes, and every address in it uses ZIP 98661. That runs roughly from Burnt Bridge Creek east to NE Andresen Road and from Fourth Plain Boulevard north to SR 500, taking in townhome plats such as Stonewall Townhomes and Brentwood Manor, the condominium buildings, the apartment complexes and the older houses on larger lots. Give us the building and unit number when you book.

Do you take garage door work orders from Bagley Downs landlords and property managers?

Yes. Owner occupancy in Bagley Downs sits near 15 percent, so the person approving a repair is often not the person who parks behind the door. The owner or manager signs off on the scope and the price, a tenant can meet us at the garage, and we send a short written note on what we found and fixed. For a complex, each door stays listed by unit and building.

Why are springs breaking on Bagley Downs townhome doors built in the 2000s?

The usual residential spring rating is around 10,000 cycles, and a townhome door hung between 2002 and 2008 has been spending those cycles ever since. When one spring of a pair snaps, the other has worked just as long, so we replace both, sized to that door's weight by wire gauge, inside diameter and length. A busy shared door may be worth a higher cycle pair.

Who has to approve a new garage door on a Bagley Downs townhome row?

The association that governs the row, in most cases, before anything is ordered. Where townhomes share a homeowners or condominium association, its rules can fix the style and color of every door. Permits here run through the City of Vancouver, whose pages are silent on a matching door in the same opening, so a call to its permit center settles that question first.

How soon can a broken spring in a Bagley Downs garage be fixed?

In most cases the same day, if you reach us during posted hours. SR 500, the Andresen Road interchange and Fourth Plain Boulevard all lead into Bagley Downs from our central Vancouver routes. Meanwhile let the door stay put, unplug the opener so a tenant cannot run it, and photograph the spring shaft over the opening, which tells us what to bring.

Does the Burnt Bridge Creek flood zone in Bagley Downs matter for a garage door?

It can, for doors on the lowest lots. FEMA maps a floodway and an AE flood zone along Burnt Bridge Creek inside Bagley Downs, and ground near a creek stays wet through a rainy winter. On those lots we look hard at the bottom seal, both bottom brackets and the cable loops down at the slab, where rainwater reaches first, and we replace a seal that no longer meets the floor.

How does a Bagley Downs townhome owner open the garage during a winter power outage?

Pull the red emergency release cord with the door fully closed, then lift the door by hand if it rises easily. In February 2021, ice as thick as three quarters of an inch followed a heavy snow in Clark County, and power failed for many thousands of homes. A door that feels like dead weight has a broken spring, so leave it shut and phone us. Where the car lives in the garage, a battery backup unit earns a look.
