Houses and garage doors in Central Park

Central Park's 1940s and 1950s houses fill the small lots between Clark College, the VA campus, the cemeteries and the Washington State School for the Blind, east of downtown, and those institutions take up much of its land.

The city describes Central Park as having very little vacant land and as having grown without a plan. Some early homes housed officers and soldiers allowed to live off the Fort Vancouver grounds, its newer homes date from the 1940s and 1950s, and many original owners from that era still live there.

Census blocks for 2020 hold about 1,970 residents and 1,080 housing units within the association's mapped boundary. Survey figures come from a single block group with wide margins: about 17 percent of homes detached, about 27 percent owner-occupied, roughly 35 percent in buildings with five or more units and about a quarter from the 1990s, so newer multifamily buildings stand among the old houses.

The garages in Central Park

A garage door that one household has run since the 1950s can carry seventy years of small fixes, and the hardware tells that story. We read those old fixes before adding new ones.

On the older houses, a wood door with soft spots, a worn roller or a lock that no longer lines up is the kind of trouble we plan for, along with springs that may not match each other. In the newer multifamily buildings, a shared garage door answers to an owner or a manager, so that repair starts with whoever approves it.

What wears out in Central Park

  • older wood doors and rot
  • freezing rain and ice storms

Common repairs in Central Park

Doors that one family has run for decades, and the shared doors in Central Park's newer buildings, bring us the five calls below.

Roller and hinge replacement in Central Park

Decades of trips wear roller stems, flatten bearings and crack hinges at the section joints, and a worn hinge lets the sections sag and rub. Sealed nylon rollers go in for quieter travel, and new hinges are matched by hinge number so each one holds its roller at the right offset from the track.

Spring replacement in Central Park

A door that feels heavier every year is losing spring tension, and an opener hides the change until a spring breaks. We measure the old spring's wire, inside diameter and length, weigh the door, and wind a new pair that gives back the light, even lift the door had when it was new.

Lock repair and security in Central Park

An old door with a T-handle lock whose bars no longer reach the track, or a side lock rusted open, is less secure than it looks. We repair or replace the lock and its bars, and where an opener runs the door, we disable or remove manual bars that could jam it mid-travel.

Opener installation in Central Park

On a house kept by one family since the 1950s, the opener may be one of the oldest things in the garage. A unit without photo eyes down low probably dates from before January 1, 1993, when federal entrapment protection became mandatory for openers built for US sale, so we fit a current opener sized to the door.

Cable replacement in Central Park

A frayed lift cable shows as a door that rises unevenly, or as loose strands near a bottom corner. We replace both cables as a pair, look over the drums or pulleys and the brackets they run from, and set the tension so both sides lift together. We also check the opener's down limit, since an opener that drives past the floor leaves the cables slack on the drums.

Reaching Central Park

Leaving I-5 at exit 1C or 1D puts us on Mill Plain or Fourth Plain Boulevard heading east, and from SR 14, exit 1 at SE Columbia Way reaches the south side of the neighborhood.

Inside, Fort Vancouver Way, East McLoughlin Boulevard, East Reserve Street and Grand Boulevard are the streets we use. Clark College and Hudson's Bay High sit across from each other near Fort Vancouver Way, so a cross street helps if you live near the campus. Mill Plain carries the Vine Red Line, which keeps our truck off the boulevard and on a side street near you.

New to Central Park?

The Washington State School for the Blind traces to 1886, when the territorial legislature created a school in Vancouver for deaf and blind students; the two schools separated in 1913.

The city says Central Park's Old City Cemetery is one of the oldest in the state and the burial site of many pioneer families, including Esther Short.

Hudson's Bay High School opened in 1955 across from Clark College, whose main campus sits at 1933 Fort Vancouver Way.

The city lists Marshall Park, Quarnberg Park and Water Works Park for Central Park, and the Marshall Community Center, Cannell Library and the Vancouver Barracks National Cemetery sit inside the neighborhood too.

The Vine's Red Line on Mill Plain Boulevard, opened October 1, 2023, runs about 10 miles from downtown out to the Clark College campus at Columbia Tech Center.

Questions from Central Park homeowners

Which Central Park streets and buildings fall inside your 98661 coverage?

We cover all of Central Park, which lies wholly in ZIP 98661. That takes in the 1940s and 1950s houses on the blocks around Clark College, Hudson's Bay High and Marshall Park, and the multifamily buildings between them. For a building with shared garages, say if the door is yours alone; for a house on a corner, which street the garage faces.

Why is the garage door on a long-owned Central Park house getting heavier every year?

Because its springs are slowly losing the tension that carries the door's weight. Every cycle relaxes a spring a little, and after decades the opener ends up doing lifting it was never built for. Disconnect the opener with its cord, raise the door to waist height, and let go: if it drops, the springs need replacing before they break or burn out the opener.

Is the original wood door on a 1940s Central Park garage worth keeping?

Often, yes, if the frame and most sections are sound. Rot usually starts in the bottom section, which can sometimes be replaced alone, and fresh paint on every edge plus a good bottom seal slow it down. Springs get matched to what the wood door actually weighs and worn hinges get replaced, so an old door can keep running safely.

Should both springs be replaced on a long-owned Central Park door when only one broke?

Yes, when a door carries two springs, both should go. They have carried the door through every cycle together, so the survivor is usually close behind, and on a door patched over the decades the two may not even match. We choose the new pair by the door's weight and the old wire, inside diameter and length, with a left-wound spring on one side and a right-wound one on the other.

Can you get to a Central Park garage the same day?

In most cases, yes, during posted hours. Central Park sits just east of I-5 between the Mill Plain and Fourth Plain exits, close to downtown. If an empty house is sitting with its garage wide open, say so on the phone, and securing that door becomes the first job of the visit. A picture of the springs and the door label, sent before we set out, lets us bring matching parts.

What does freezing rain do to an older garage door in Central Park?

It coats the door, adds weight and can lock the bottom edge to the slab. In January 2017 an ice storm left about half an inch of ice in Vancouver, hitting the east side hardest. Free the door before running the opener, and keep paint and seals in good shape so water does not soak into old wood before the freeze.

What permit covers building a new garage behind a Central Park house?

A residential building permit from the City of Vancouver. The city lists adding a garage, carport, deck or patio cover among the jobs that require one, and so does a detached garage or shop above 120 square feet. The city also notes Central Park has very little vacant land, so lot lines shape what fits. Once the structure is framed and inspected, we hang and balance the door.
