Houses and garage doors in Fisher's Landing
Fisher's Landing is the newest large piece of east Vancouver. Census estimates put about 80 percent of homes across its six associations after 1990, and Fisher's Landing East alone is about 58 percent 1990s and 29 percent 2000s.
The city says Northfield's 215 homes, all owner-occupied, were begun in the late 1990s, and Bennington around Columbia Tech Center adds 2010s apartments. Building has not stopped: homes on SE Fishers Creek Drive built in 2024 and 2025 were listed with a monthly association fee covering common areas and front yard landscaping, while an older home on SE 38th Circle lists only voluntary HOA dues.
That mix of association rules and recent construction sets the work. Replacing a door, or even one section, can start with the association's rules on style and color, and insulated steel doors weigh more than thin single-layer ones, so their springs, cables and bottom brackets are sized for more load. We measure before we quote, because a guess on a heavy door ends with an opener straining to lift it.
The garages in Fisher's Landing
Where an association governs the street, a replacement door has to fit its rules before it is ordered, and a dented section has to match the door it goes into. Newer homes are more likely to carry insulated steel doors and belt-drive or app-connected openers.
Wind is the other local factor. The closest long-record wind gauge sits at Troutdale's airport, just across the Columbia where the Gorge opens out, and it recorded roughly 15 days a year of east gusts reaching 40 mph or higher between 1999 and 2025. Fisher's Landing sits at the east end of Vancouver near SR 14. Wide doors there take that push on their struts, hinges and weather seals.

Common repairs in Fisher's Landing
Fisher's Landing calls start with association rules and commuter controls, then turn to springs, sections and seals on heavier, newer doors.
Associations here set the look of the street, and some handle common areas for every home. We work with the board or manager on approved models and colors, quote replacements so a whole street can match, and service doors unit by unit on one schedule.

We program HomeLink and other built-in car openers, pair app control on newer openers, and clear old codes when a house or a car changes hands.

We replace springs in pairs matched to the door's measured weight and offer high-cycle springs for busy households.

SR 14 is the spine, with exits 8 and 10, at SE 164th and SE 192nd Avenues, opening onto the neighborhood, and the same freeway connects west to I-205 and the Glenn Jackson Bridge.
Inside, SE Mill Plain Boulevard, SE McGillivray Boulevard, SE 1st and SE 34th Streets, SE Tech Center Drive and SE Cascade Park Drive carry traffic past the shopping at 164th and 192nd. In an association community, send a contact or any access code with the booking, and tell us about HOA paint or style rules before we quote a new door or section.

The area is named for Solomon Fisher, who set up a riverboat landing on the Columbia at the foot of 164th Avenue; in the 1900s the landing served a ferry to Government Island.

Questions from Fisher's Landing homeowners
Is every Fisher's Landing association, from Northfield to Bennington, on your service map?
Yes: Fisher's Landing East, Village at Fisher's Landing, Northfield, Fisher's Creek, Fairway/164th Ave. and Bennington, in both ZIPs. Coverage stretches from SE 164th Avenue out to SE 192nd and from Mill Plain down toward SR 14, including the apartment communities around Columbia Tech Center. Give us the street and your association's name, and we arrive knowing its rules on style and color.
Will my Fisher's Landing association have a say in the garage door I choose?
If your street has an association with design rules, plan on it. Newer sections such as the SE Fishers Creek Drive homes carry association fees, while some older streets list only voluntary dues, so check your covenants first. Any permit is the City of Vancouver's to issue, and a different-size opening needs one. We send the board the model, color and size so approval is quick.
Why do insulated doors in Fisher's Landing need heavier springs and cables?
Because insulation and thicker steel add weight, and the springs must balance all of it. A heavier door needs heavier wire or longer springs, loads the cables and drums harder, and puts more tension on the bottom brackets, which should never be loosened by a homeowner. We weigh the door, choose springs for that weight, and check that it hovers at mid-height before we reconnect the opener.
Does east wind off the Gorge reach Fisher's Landing garage doors?
It can. The National Weather Service describes these events as cold air east of the Cascades funneled through the Columbia River Gorge, and Fisher's Landing sits on the east edge of the city near SR 14. Wind like that flexes wide door sections and drives rain past worn seals, so tight struts and fresh seals matter here, especially before the ice storms that can follow an east wind spell.
When can you replace a broken spring in Fisher's Landing?
Same-day spring work is possible here in most cases, for calls made during business hours. SR 14 exits 8 and 10 put the neighborhood a straight run from our other east side work. If you will be at work across the river, leave the keypad code and tell us whether the door stopped open or closed; a door left open on a broken spring should not be moved or closed by anyone until we are there.
What should owners of 2024 and 2025 homes in Fisher's Landing check on a new garage door?
Check balance, the photo eyes and remote pairing first. With the opener disconnected, the door should hold still halfway up; breaking the photo eye beam should reverse the closing door; and every remote and car button should be paired to you rather than left over from construction. Keep the bottom seal clear in winter, and expect the springs on a busy door to need their first replacement within several years.
Do you repair managed apartment garages around Columbia Tech Center in Fisher's Landing?
Yes, when the property manager or association books the work. Bennington's 2010s apartments around Columbia Tech Center sit beside planned subdivisions, and any garages there get the same spring, cable, opener and seal work as a house, done to the owner's standard. Residents should send repair requests through management, which keeps access and billing straight, and we keep a record per unit for the manager.
