Broken spring or a tired opener in Longview, WA? Garage door fixes, priced first

We repair garage doors across Longview, WA, a 1920s planned city where wood doors, heavy one-piece tilt-ups and extension springs on the older blocks share the work with worn-out openers in the 1960s and 1970s suburbs.

Houses and garage doors in Longview

Longview went up nearly all at once: Long-Bell's first permanent housing was 250 worker cottages in the Highlands and St. Helens Additions, built as the mills rose in 1923.

R. A. Long hired George Kessler, Sidney Hare and J. C. Nichols in 1922 to lay out a city for 50,000 around a six-acre civic center, with boulevards running outward from it, and Longview incorporated on February 14, 1924. The planned core around the Civic Center, Kessler Boulevard and Lake Sacajawea holds Tudor and craftsman houses from the 1920s and 1930s, and roughly a sixth of today's homes predate 1940.

The rest followed in waves. More than a third of homes date from the 1940s to the 1960s, the 1970s were the single largest building decade, and the western valley filled with 1960s suburbs. Each wave left its own door: wood and one-piece doors on the old blocks, early steel sectionals in the suburbs, and openers that in many cases are well past their working life.

The garages in Longview

Houses of the 1920s and 1930s commonly had small detached garages, and on those, expect a wood door, sometimes a heavy one-piece tilt-up, with an opener bolted on decades later and springs that may be as old as the house.

The 1960s suburbs in the western valley tend to have attached single and two-car garages with early steel doors. Weather wears on both. Longview logs about 48 inches of precipitation over some 192 wet days a year, more wet days than any other station in the area normals, so bottom panels, jambs and seals rarely dry out between November storms.

What wears out in Longview

Common repairs in Longview

Longview's list starts with heavy one-piece doors and extension springs on the older blocks, moves to worn openers in the 1970s suburbs, and ends with wood doors the rain has finished.

Tilt-up garage door repair in Longview

A one-piece tilt-up pivots outward and up as it opens, riding on springs at its sides or on a torsion bar, and its pivot brackets and spring anchors wear with age. We replace the springs and the pivot hardware, set the door to clear the opening and the drive, and adjust the opener arm where one is fitted.

Spring replacement in Longview

Extension springs on the older sectional doors stretch along the tracks toward the back wall. We replace them in pairs, matched to the door, with a safety cable through each so a broken spring stays on its line instead of flying across the garage. Where the headroom allows, a torsion conversion is the other option, and we price both.

Opener installation in Longview

Openers in the 1960s and 1970s suburbs are often far beyond their service life, and some predate photo eyes altogether. A new opener sized to the door brings the obstruction-reversing photo eyes that every opener made for sale in the US has needed from January 1, 1993 on, plus a quieter drive and a fresh set of remotes.

New garage door installation in Longview

When the wood has gone soft through several sections, a new insulated steel or wood-look door sized to the old opening is the honest fix. We measure the headroom and side room first, because some planned-city garages are tight, and choose a spring setup that fits, with low-headroom track where the ceiling sits close to the top of the opening.

Weather seal replacement in Longview

Rain on that many days a year finds every crack around the jambs and along the slab. New perimeter and bottom seals keep water off whatever wood remains, keep the floor under the door from staying wet all winter, and slow the rust on the bottom brackets.

Reaching Longview

We reach Longview from I-5 exit 36 on SR 432, through Tennant Way and the Longview Wye, or from exit 39 on SR 4, crossing through Kelso on Allen Street and Cowlitz Way.

Inside the city, Washington Way, 15th Avenue, Nichols Boulevard and Kessler Boulevard reach the planned core, Ocean Beach Highway is the main road west, and Commerce Avenue, Olympia Way, 30th Avenue and Industrial Way fill in the grid. Longview shares the top of our I-5 route with Kelso, so calls in the two cities often land on the same day.

Questions from Longview homeowners

Are Longview Heights and West Longview inside your Longview coverage?

Yes. We cover the city in 98632, from the Civic Center and the Highlands to Columbia Heights and the valley suburbs, and also Longview Heights and West Longview, which sit outside the city limits as unincorporated places. Tell us the cross street off Washington Way, Nichols Boulevard or Ocean Beach Highway so we come in the right way.

Is the heavy one-piece garage door on my old Longview house worth fixing?

Often, yes, if the frame of the door is sound. A one-piece tilt-up is a single heavy slab hung from pivot brackets at the jambs, and the parts that wear out are the springs and the pivot brackets, both of which we replace. If the wood has rotted or the door no longer clears the opening, a sectional door may fit, depending on headroom, and it needs no swing room on the drive in front of the garage.

How can I tell whether my Longview garage door has extension or torsion springs?

Look above and beside the closed door. Torsion springs wrap a steel bar over the opening, while extension springs hang beside the overhead tracks, one per side, pulling toward the rear wall. Older doors in the planned-city blocks can have either. Each kind carries the door's whole weight under tension, so send photos if you like, but leave any adjusting to us.

How does Longview's long wet season wear out a garage door?

Steadily, from the bottom up. Longview's NOAA station records about 192 wet days a year, so the bottom seal, the lowest section and the jambs rarely dry out between storms. Wood swells and rots, steel rusts at the bottom brackets, and a hardened seal lets water run under the door. Replacing the seal before it splits is the simplest protection there is.

Can a technician get to Longview on the day I call?

Most days we can: same day in most cases, as long as the call reaches us before mid-morning. Longview and Kelso make up the far end of our I-5 run, and we build the Cowlitz County day around the calls that come in early. Leave a door with a snapped spring closed and its opener unplugged, and a photo of the springs and the motor label saves a second trip.

Does Longview need a permit for replacing a garage door?

Longview's building division requires a permit for all alterations, additions, improvements and repairs of existing buildings, though it does not name doors. Because that wording is broad, we ask the division before quoting a door replacement. Widening the opening for a bigger door, with a new header above it, is a permit job in every city we serve.

Can the wind through Longview damage an open garage door?

It can, so close the door before a storm. Longview sits on a gorge-like stretch of the Columbia, where summer evening marine pushes often gust to 30 to 40 mph and winters bring occasional violent windstorms. An open door catches that wind on its full face; a closed one is braced by its tracks. Afterward, check the struts and the top section for bends, and look at the side seals, because a gust drives rain through any gap.
