Wildwood garage doors on 1980s and 1990s homes, from spring pairs to openers

Wildwood in Vancouver, Washington, is mostly 1980s and 1990s houses, so we fix its garage doors with spring pairs sized for busy households and check each opener against the 1993 safety rule, because the neighborhood went up on both sides of it.

Houses and garage doors in Wildwood

Wildwood is a neighborhood of detached houses from the 1970s to the 1990s, in the corner between I-205 and SR 14, south of Riveridge Drive and 19th Street and west of Talton Avenue by its 2003 action plan.

The neighborhood is newer than its Cascade Park setting suggests. The county assessor finds no house parcels from the 1960s, dates the median house parcel to 1989 and counts 131 of 306 built in the 1990s, most in the Wildwood Estates phases recorded from December 1987 to August 1993. Forestwood, platted in 1986, and the south end of the Woodside Hills plats hold the older streets.

Those dates matter at the garage. Federal rules have required entrapment protection, nearly always photo eyes, on openers built for US sale from January 1, 1993, and the assessor dates more than half of Wildwood's house parcels to before 1990. A house completed around 1990 has also had time to need its springs replaced at least once.

The garages in Wildwood

Wildwood is a neighborhood of houses: census estimates say about 94 percent of homes are detached and about 83 percent are owner-occupied. The assessor classes 130 of 306 house parcels as two-story, 128 of them built after 1980, beside 124 ranches and 29 split-levels.

On the Wildwood Estates streets we expect wide attached doubles, with a third single bay on some houses. Doors on the blocks nearest SR 14 sit beside the open highway corridor, so the east wind reaches them with less shelter than doors deeper in, and a wide double flexes in gusts until hinge screws and strut bolts work loose.

Common repairs in Wildwood

Wildwood calls follow how hard these doors work: spring pairs worn down by large households, openers from before or just after 1993, photo eyes on streets where children walk, and seals and hardware on the windward blocks.

Spring replacement in Wildwood

The 2003 plan counted 3.25 people per household in Wildwood, and every extra driver adds trips through the garage. When a spring breaks, we replace the pair together, size the wire and length to the door's weight, and talk through high-cycle springs if the household keeps the door busy from morning to night.

Opener installation in Wildwood

An opener that came with a Wildwood Estates house finished in 1988 or 1989 may predate the federal entrapment rule. We balance the springs first so the new unit only guides the door, then hang a belt or chain drive with photo eyes a few inches off the slab and a force setting low enough to reverse on contact.

Safety sensor repair in Wildwood

Most Wildwood blocks have no sidewalks, and children from nearby apartments walk through on their way to school, the plan says. We realign photo eyes bumped out of alignment by bikes or bins, replace cracked sensors, repair chafed low-voltage wire and confirm that a broken beam sends the door back up.

Cable replacement in Wildwood

A wide double hangs on two long lift cables, one wound onto each drum. When one frays at its bottom bracket, the door lifts crooked and can bind in its track, so we change the pair, look over both drums for groove wear and leave the brackets alone until the spring tension is released.

Weather seal replacement in Wildwood

On the blocks nearest SR 14, wind-driven rain finds a flattened bottom seal or a split jamb seal quickly. We fit a new bottom seal in a sound retainer, renew the weatherstrip on the jamb and header stops, and check that the bottom section meets the slab evenly from one side to the other.

Reaching Wildwood

From I-205 we take exit 28 and come in by SE Chkalov Drive, and from the east, SR 14 exit 8, the SE 164th Avenue exit, brings us back west. Riveridge Drive and Talton Avenue are the ways in.

Inside, SE Forest and SE Angus, SE 21st, 24th, 26th and 27th Streets and SE 125th and SE 130th to 134th Avenues lead to the courts. The 2003 plan asked for traffic calming on Talton, Forest and Angus and for cushions in place of the speed humps on Riveridge Drive, so name your court when you call and we will plan the last few turns.

New to Wildwood?

Wildwood's 2003 action plan counted an average of 3.25 people per household.

The plan noted that most of Wildwood has no sidewalks, so neighbors walk and ride bicycles in the street, and children from adjacent apartments cross the neighborhood to reach school.

Talton Avenue had a history of collisions at its intersection with Cascade Park Drive, the plan said, and it suggested knuckle islands for the wide courts at 129th Court and 134th Court.

The city notes several adult assisted living residences among Wildwood's single-family homes.

The plan proposed a fire gate from SR 14 to Cascade Park Drive and a fire access link through 131st and 132nd Avenues to shorten response from Station 83.

Questions from Wildwood homeowners

Which streets and courts does your Wildwood coverage take in?

All of Wildwood, ZIP 98683, from Riveridge Drive south to SR 14 and from I-205 east to Talton Avenue. Houses on the west side of Talton count too, as do Wildwood Estates, Forestwood and courts such as 129th and 134th. A house listed as Wildwood but north of Riveridge Drive sits in Riveridge, which we serve on the same trips.

How fast can you reach Wildwood if a broken spring traps the car?

In most cases, the same day for a call during business hours. Wildwood sits between the Mill Plain exit on I-205 and the 164th Avenue exit on SR 14, so it fits an east side route from either direction. If the car is shut in, tell us up front, keep the door closed with the opener's plug pulled, and skip lifting it, because a door missing a spring is very heavy.

Does a pre-1993 opener in a Wildwood Estates garage need replacing?

Usually, yes, because an opener made before 1993 can lack photo eyes and any other entrapment protection. Check the bottom of each door jamb for a small sensor; there should be one on each side. If they are missing, or the opener strains and reverses at random, we balance the springs first and then fit a new opener with eyes, a fresh rail and a wall button.

Why do springs on a busy Wildwood garage door break sooner?

Because springs wear by cycles, and a busy household runs more of them. A standard spring carries a rating near 10,000 cycles, so a door that moves eight or ten times daily burns through that far faster than one opened twice. Wildwood averaged 3.25 people per household in the 2003 plan, and for a door that works that hard, high-cycle springs deserve a look.

Does the Gorge east wind reach garage doors in Wildwood near SR 14?

It can: the forecast for the November 17, 2022 windstorm put the hardest metro winds east of I-205, the side of the freeway Wildwood is on. A wide double flexes under gusts, so loose hinge screws, a missing strut or a tired bottom seal show up as rattling, banging or water under the door. We tighten the hardware, add a strut where the top section needs one and replace worn seals.

Does replacing a Wildwood garage door take a City of Vancouver permit?

That turns on whether the opening changes size. Wildwood is inside city limits, so the City of Vancouver decides: widening an opening or adding a header is residential permit work, while a same-size door hung in the existing frame is worth asking the Permit Center about before ordering. Our permits guide walks through both, and we settle the question with you before quoting a new door.

How do I check that my Wildwood garage door reverses for children on foot?

Start the door closing and pass a broom handle through the photo eye beam near the floor; the door should halt and reverse. Then run the contact test your opener manual describes. With no sidewalks on most Wildwood blocks, children walk close to driveways, so a door that fails either test should stay closed until we adjust or replace the sensors or the opener.
