Houses and garage doors in Washougal
Washougal homes run from mill-era houses near Main Street to 2000s subdivisions north of downtown, at the mouth of the Columbia River Gorge. Within 1,500 feet of the river, the city's design loads call for open-country wind exposure, Exposure C.
The town grew around a woolen mill that opened in 1910 and passed to Pendleton's Bishop brothers in 1912. Close to a fifth of today's homes predate 1960 and the 1970s added another layer, so older single doors, extension springs and openers fitted long after the door was hung can still turn up near Main Street and E Street.
The biggest building decade was the 2000s, when new streets filled in north of the old town and the population grew by well over half in ten years. The attached two-car garages on those streets are on their first or second set of torsion springs by now, and every windy winter tests the struts, end hinges and seals that keep a wide door square.
The garages in Washougal
Washougal mixes attached two-car garages on 1990s to 2010s houses with older single doors on 1970s streets, and about one home in six, a bigger share than in Camas, is a townhome or sits in a small plex of two to four units.
Wind decides what fails first. On a river-side or east-facing garage, gusts shove a wide door's center inward, and over several seasons that bends the reinforcing strut, splits the end stiles where the hinge screws bite, and peels the side seals off the jambs. A door that has been flexed like this binds on its rollers, and the opener strains to move it.

Common repairs in Washougal
Washougal's list opens with wind damage on wide doors, runs through ice-day opener failures, and ends at the extension springs still lifting doors in older garages.
A strut bent by a gust, or an end stile cracked around its hinge screws, weakens the whole section until it folds a little more each storm. We replace the damaged section or strut to match the door, then check the panels above it for the same flex.

When one snaps, we can fit a new pair with cables threaded through, or move the door onto a torsion spring mounted over the header for a smoother, quieter lift.

Fresh perimeter seals and a new bottom seal in its retainer keep water off the slab and stop the whistle a loose seal makes in a blow. Where the jamb wood has been soaked for years, we probe it for rot before fastening new seal to it.

We reach Washougal on SR 14, the Lewis and Clark Highway, which runs as a freeway from I-205 through Camas and narrows to two lanes as it heads east into the Gorge.
In town we use 32nd Street, Evergreen Way, Main Street and E Street, with Washougal River Road and North Shepherd Road for the homes to the north. The city is rebuilding the 32nd Street rail crossing so cars no longer meet the BNSF line at grade, which can mean detours. When ice closes in, as it did in January 2024, we call ahead before setting out.
New to Washougal?
Pendleton's Bishop brothers bought the town's failed Union Woolen Mills in 1912, and by 2010 the mill covered 70 acres and was still the largest employer in Washougal.
In the January 2024 ice storm, WSDOT restricted travel on SR 14 between Washougal and White Salmon as ice built up as much as an inch thick.
From 1999 to 2009 Washougal grew more than twice as fast as Clark County as a whole, and the city annexed 1,791 acres after 1995 to hold the growth.
An average of 32 trains and 5,728 vehicles a day cross the BNSF tracks on 32nd Street.
The National Weather Service called September 7 to 8, 2020 a historic September east wind event for the lowlands that include Washougal.
Questions from Washougal homeowners
Do you serve all of Washougal 98671, including the hills north of downtown?
Yes, the whole 98671 ZIP inside the city. That runs from the mill blocks and Reflection Plaza downtown to the subdivisions north of town, such as Green View Estates, Quail Park and The Terrace at River Oaks, and the homes up Washougal River Road. If you live near the 32nd Street crossing, say so when you book so we route around the work.
Why do garage doors near the river in Washougal take more wind damage?
Because those lots catch the east wind with little in its way. Washougal designs for open-country exposure, Exposure C, within 1,500 feet of the Columbia, and for the gentler Exposure B inland. A wide door on a river-side house takes gusts nearly head on, so whenever we work on one there, we check the struts, end hinges and side seals too.
Should I keep the extension springs on my older Washougal garage door or convert to torsion?
Either can be right, depending on the door and the headroom above it. Extension springs work fine when every spring carries a safety cable down its center and the door balances at halfway. A torsion conversion moves the lift onto a shaft over the header, which suits a heavier door, ends the rattle along the tracks and gathers the stored energy on one shaft. We price both options before any work starts.
How quickly does a Washougal call get a visit when the door is stuck or broken?
Same day in most cases, weather permitting on SR 14. Washougal is the far east end of our SR 14 route, so an early call leaves the most room in the day. If the door is frozen to the slab, leave it closed and unplug the opener; forcing it is how drive gears strip and cables jump their drums.
What should a Washougal townhome owner know about a garage door on a shared drive?
Mainly that space is tight and the doors sit close together. A narrow townhome door may run on a single torsion spring and a light opener, and a car turning on a shared drive can clip its bottom section. If an association looks after the row, ask about its color and style rules before we order a replacement section.
Why did the sales tax on a Washougal garage door repair change during 2026?
Because local taxes were added twice in 2026: Clark County increases and a city transportation district tax on April 1, then a law enforcement tax on July 1. Both parts and labor are taxed, at the rate for wherever the house sits, so an address inside city limits pays the Washougal rate and one up in unincorporated Fern Prairie pays a county rate. Our sales tax guide gives the current range.
Did the 1996 ice storms hit Washougal garage doors too?
They hit the whole town hard. Weather service reports noted ice accumulating at Washougal in November 1996, and the December storm left Camas and Washougal with downed trees and long outages. Storms like those glue doors to the concrete and tempt people to force the opener, so a look at the seals, cables and opener settings before winter is time well spent.
